Bootham House
Record-breaking landmark boutique residential development
Bootham House is a boutique residential development within the York Central Historic Core Conservation Area. The building was built in the late 18th Century and was latterly used as offices. This scheme thoroughly renovated the beautiful red brick Georgian building and converted it into an apartment building with twelve units. A mews house and a two-bedroom cottage complete the project.
About our client
The client for this project is a special purpose vehicle. SPVs are an alternative fundraising structure that allow multiple investors to pool their capital and isolate financial risk to make a single investment, in this case the purchase and development of a property. We are experienced in working directly with individual SVPs and through specialists who structure SVPs on behalf of client investors.
Our role
We were appointed by the developer to secure change of use from office to residential in 2018, followed by planning approval in 2019.
Beautifully restoration provides modern city living
Repurposing this magnificent building and providing new homes was a great team effort by all involved. The existing Georgian staircase has been beautifully restored giving a feeling of grandeur while modern conveniences including a new lift were installed. The properties were all sold in 2021 achieving record prices per square foot for the area.
