Bramham House Re-Development

An exciting proposal which delivers 56 new homes aimed at first-time buyers, families, and the Over-55's to create a thriving new community on the site of the Bramham House and surrounding woodland.

The application seeks approval for a new residential development at Bramham House, Freely Lane, Bramham. The proposed site is allocated for housing within Leeds Unitary Development Plan (Review 2006) and Leeds Site Allocations Plan Development Plan Document (Adopted July 2019), referred to as Bowcliffe Road from which it can also be accessed. Planning Permission was granted for a mix of residential, closecare and care-home development on the site in February 2020 (reference 18/01609/FU).

The site is located to the southern end of Bramham, with good connectivity from Bowcliffe Road and Freely Lane. The site is in close proximity to both key roads through Bramham and a number of protected green spaces - Bramham Recreation Ground to the east, Bramham Lodge and Bowcliffe Wood to the south, Bowcliffe Beck to the west - providing a good range of amenities.

A total of 56 dwellings is proposed on the site, introducing a variety of new homes aimed at first-time buyers, families and the Over-55’s to create a thriving new community. Designs respond to both the verdant setting and the wider context of Bramham Conservation Area, within which the site is located.

To maximise the potential of the site to create an attractive new residential setting, the design of open spaces around the site has been landscape-led and in close collaboration with landscape architects re-form.

A public exhibition and consultation on an outline scheme for the site was held in March 2023, inviting comment from local residents. The event was widely attended and feedback was generally supportive of the proposals. Key comments and issues raised by residents have been taken into consideration in the development of these proposals.

An attractive and crucially, a deliverable scheme, has been developed for this submission on a challenging site that is in need of regeneration.
