Bramham House
A community-centric regeneration
This project is located half way between York and Leeds on the site of a former children’s home in the village of Bramham. A total of 47 homes will be built on the site, introducing a variety of new dwelling types, all set within a extensively landscaped scheme on the grounds of the former Bramham House. Designed in collaboration with landscape architects Re-Form, the site puts greenery, communal spaces and a reconstructed Bramham House at its core. The site is within the allocation for housing in Leeds Unitary Development Plan and Leeds Site Allocations Plan Development Plan.
About the client
Bramham House is a special purpose vehicle for this development. Simpson of York have been providing exceptional services in the fit-out and construction sectors since 1922. Their goal is to deliver projects safely, on time, within budget, snag free and through a process that we have all enjoyed.
Our role
We have submitted the planning application for this scheme following positive feedback from the pre-application process.
Consultation is crucial
A public exhibition and consultation for the current scheme was held in March 2025, inviting comment from local residents. This meeting was well attended, with feedback generally in support of the scheme – many respondents considered the revised plans to be much improved from the previous plans and showed real enthusiasm for development of the site. We have also engaged with the Parish Council and ward councillors throughout the process, including attendance at meetings and open dialogue, with the pre-application proposals presented to Plans Panel in July 2025. Key comments and issues raised through the consultation process have been taken into consideration in the development of these proposals.
