A red-brick early Georgian townhouse in the village of Easingwold on the outskirts of York. Vincent & Partners were appointed to refurbish and extend the 5-bedroom Grade II listed property and optimise its functionality to satiate the demands of modern family life.

Dating back to 1811, 49 Uppleby retains many original features indicative of the era including beautifully proportioned rooms with high ceilings, sash windows and feature fireplaces. The proposed scheme was designed to optimise the existing space, the house and the grounds, to creating additional adjoining rooms and provide scope for flexible functionality.

A contemporary, rendered extension to the side elevation envelops a spacious, open-plan modern kitchen with doors leading out to a generous stone terrace. Upstairs, individually designed en-suites to 3 of the bedrooms delivers a touch of modern luxury. The upgrade is completed with a loft conversion optimising disused roof space to provide ancillary guest accommodation.

Externally, a modern orangery with floor-to-ceiling glazed sliding doors, transcends the space between home and garden, with unobstructed views of the beautifully manicured lawns. Prefabricated out buildings are replaced with a pitched-roof double garage and an adjoining cedar-clad sun-room provides a hideaway with views across the grounds.

The interior design complements the period features of the property, with modern materials including marble, slate and stainless steel, giving a contemporary twist to the intrinsically historic building.

Planning and listed building consent was achieved in August 2018 with works starting on site in summer 2019. The works were complete in September 2020.
