Trinty House, Holtby

In 2020 Vincent & Partners matched a private client, who was on the look out for a self build opportunity, with a bungalow on a large plot that was on the market in Holtby.

The site located on Main Street was occupied by an existing bungalow known as Costa Lot which was an ideal opportunity to demolish and rebuild a new larger home.

After the successful acquisition by our client plans were drawn up for a spacious 5-bedroom detached dwelling with a detached garage and new vehicular access on a site within the heart of Holtby. The design of the dwelling was informed by its proposed position between two listed properties. The footprint of the dwelling takes reference from the existing bungalow in terms of being set-back on the plot as to not detract from the setting of the listed buildings either side. The dwelling was designed in a sympathetic and simple style with the use of traditional materials and brick detailing to ensure a contextual approach is taken with the design referring to the existing dwellings either side and opposite on Main Street.

A planning application was submitted in September 2021 and following various schemes being produced for the site and with Vincent & Partners working closely with the applicant, Local Planning Authority, the Parish Council and Local Residents in November 2021 we were able to achieve planning consent for a scheme that was supported all-round.

The V&P team then created the technical drawings needed for local building firm Southbank Homes (Yorkshire) Ltd to build out the scheme, and also provided full site services. The home was completed in Summer 2023.
