Mixed-use development unlocks the potential of an overlooked urban site
This is a mixed-use development with offices on the ground floor, eight luxury apartments above and one stunning townhouse, all with unparalleled views of York Minster. The scheme is transformational. It unlocks the potential of a tight and somewhat neglected site, within York’s Central Historic Core Conservation Area and surrounded by Grade II buildings.
About our client
The client for this project is a special purpose vehicle. SPVs are an alternative fundraising structure that allow multiple investors to pool their capital and isolate financial risk to make a single investment, in this case the purchase and development of a property. We are experienced in working directly with individual SVPs and through specialists who structure SVPs on behalf of client investors.
Our role
Following our initial contract, we were appointed to carry out the detail, design and information during the construction phase of the development. This project was completed in early 2021.
Landscaping integrates public realm and private development
The massing and scale of The Quadrant was developed in close collaboration with the local authority. We were able to unlock the potential of the site and extract maximum value within restricted design parameters. An adjacent public car park was purchased by the developers from the local authority with the agreement that considered landscaping would integrate the building into the street scene and transform the space. Accessible and attractive public realm, including planting and a new footway link with timber benches, raised planting and small trees creates an urban parkland in front of the building on Bootham Row.
