Planning Approved on Bramham House!

We're delighted to announce that our proposals for the redevelopment of Bramham House, a historical site in the village of Bramham near Wetherby, have received approval at Leeds City Council's East Plans Panel.

The approval represents a significant milestone for a site that has stood vacant and deteriorating for decades, despite being allocated for residential development for over 20 years.

Working alongside our client, Bramham House Ltd / Simpson, and landscape architects Re-Form, we have developed a carefully considered, landscape-led scheme delivering 45 new homes, comprising 20 houses and 25 apartments, within the sensitive setting of the Bramham Conservation Area.

With the backing of Homes England to ensure the proposals are deliverable, we now look forward to bringing the site forward and developing the much needed homes and landscape improvements for the local community.

Heritage and landscape have been central to our design approach. The proposals include the careful dismantling and reconstruction of Bramham House’s principal façade, reinstating its prominence within the site, complemented by a contemporary new-build addition. A varied collection of new homes draws upon the village's traditional architectural character, incorporating local limestone, natural slate and complementary contemporary materials.

The masterplan places landscape and community at its heart, with a new ‘Bramham House Green’ afront the reconstructed Bramham House at the centre of the site, new woodland walks, natural play areas and the restoration of the historical pedestrian connection between Bowcliffe Road and Freely Lane to improve connectivity with the wider village.

Securing this approval has been challenging. Significant changes in topography, extensive mature woodland, complex heritage considerations, ecological constraints and highways requirements have all demanded a collaborative and carefully balanced design response.

Through extensive engagement with Leeds City Council and the local community, this positive outcome is testament to the commitment, persistence and expertise of the entire project team. It is particularly rewarding to see a long-neglected site with such a rich history move a significant step closer to being brought back into use, delivering much-needed homes alongside meaningful improvements to the landscape and public realm.

A fantastic result for everyone involved, and one we're extremely proud to have helped achieve.

Congratulations to our client Bramham House Ltd / Simpson, and thank you to all our fellow consultants, particularly Re-Form Landscape Architects & ID Planning for their invaluable contributions throughout the process, along with Andrew Moseley Associates, Robert Vint, Brooks Ecology, Martin Design Associates, Jameson Acoustics and Royal Pilgrim
